Articles of Incorporation, Bylaws, and CC&Rs (Covenants, Conditions, and Restrictions)

These documents, along with Chapter 720 of the Florida Statutes, form the foundation for operation of a homeowners association. The following bullets provide a link to the Articles, Bylaws, and CC&Rs that govern the operation of the Summers Creek Homeowners Association. These documents can only be changed by Association membership vote. A link is also provided to the Florida Statutes governing homeowners associations.

  • SCHOA Articles of Incorporation which forms the not for profit corporation called Summers Creek Homeowners Association, Inc., pursuant to Chapter 617, Florida Statutes. This document also provides the objects and purposes for which the Association is organized. The Articles of Incorporation was dated and authorized January 13, 1995.

  • SCHOA Bylaws provide for membership, voting, a Board of Directors, Officers, committees, and other regulations.

  • SCHOA CC&Rs (Covenants, Conditions, and Restrictions) provide governing definitions, architectural controls, general community restrictions, property rights, voting rights, maintenance assessments, enforcement of violations, and other community restrictions. This document is the composite of all known CCR's from the initial declaration for Phase I (1994) through the third amendment dated May 6, 2004 which annexed Phase 2 and amended some provisions of the earlier documents. This file starts with the oldest CCRs first and ends with the last amendment.
